Overview
This home came to us looking decent at a glance — but a closer look told a different story. The chimney flashing had been pieced together over time in a way that worked for a while but was clearly never built to last. The homeowner wanted a re-roof that didn’t just cover the problems but actually fixed them, while keeping the curb appeal of the home’s existing red fascias intact.
Our job was to deliver a roof system that performed at every detail and blended seamlessly with the home’s existing character.
What We Found
Before tear-off, a few things stood out:
- The chimney flashing was a patchwork of pieces that had been holding together temporarily, but wasn’t built for long-term performance.
- The existing nosing flashings only came in standard colors that would have contrasted hard against the home’s red fascias.
- The existing ventilation exhaust fans were older mechanical components nearing the end of their useful life.
- Ridge ventilation needed to be addressed to meet Lake County’s strict ventilation requirements.
- The sun tunnels — always a high-risk leak point — needed extra attention to be sealed properly for the long haul.
What We Did
We started with a full tear-off and installed GAF HD Reflector shingles in Coastal Slate across the entire roof, giving the home a clean, modern finish. The chimney was completely reworked with all-new flashings — apron, saddle, step, and counter — installed the way they should have been from the start, finally giving the chimney a flashing system built to last instead of patched to get by. To preserve the look of the home’s red fascias, we pre-painted the nosing flashings to match rather than settling for the standard colors that would have contrasted against them — a small detail that makes a big difference at the curb. New exhaust fans went in where the old ones came out, because a new roof deserves new mechanical components, and a new ridge vent was installed to bring the home’s ventilation up to Lake County’s strict standards. Finally, every sun tunnel was flashed with GAF WeatherWatch underlayment for long-term leak resistance at one of the roof’s most vulnerable points.
