Restoring a Hidden Santa Rosa Cottage — The Right Way
Tucked away in Santa Rosa, this charming cottage-style home had character to spare — but beneath its quaint exterior, the roofing system was quietly failing. The shingles had long surpassed their service life, the valleys were a patchwork of band-aid repairs, and the attic had no code-compliant ventilation to speak of. What looked like a simple reroof quickly revealed itself to be a project that demanded real craftsmanship and attention to detail.
Uncovering the Full Picture
As we dug in, the story got more complex. The old flashings were buried under layers of mastic — a telltale sign of repeated attempts to outrun underlying problems rather than fix them. The gutters, though relatively new, had been hung incorrectly and were pulling away from the home under the weight of trapped debris. And perhaps most significantly, this was an old skip sheathing home — a style of construction that required us to invest serious time repairing and bringing the deck itself up to current code before a single shingle could go down.
There were no shortcuts taken here. The deck had to be right before anything else could be.
Built for Protection, Inside and Out
With a solid, code-compliant deck in place, we went to work building a roofing system this cottage deserved. All-new flashings were installed throughout — no mastic, no makeshift repairs, just clean and correct installations done to last. Special attention was given to the valleys, historically the most vulnerable point on any roof. We laid in GAF Weatherwatch leak barrier to provide an added layer of protection right where it’s needed most.
Over it all went a beautiful Pewter Grey GAF HDZ shingle system — a refined, modern look that complements the cottage’s natural charm while delivering the long-term performance the home had been missing for years. Updated ventilation was also brought up to code, ensuring the attic now breathes the way it should.
Gutters Done Right
Rather than replacing the newer gutters outright, we took the time to do the job properly — refastening every section correctly, cleaning them out thoroughly, and resealing them for good measure. To finish it off, premium leaf guards were added across the board, ensuring this home’s water diversion system functions exactly as it should, season after season.
The Result
This little cottage got more than a new roof. It got decades of deferred maintenance corrected, a fully code-compliant system installed with care, and a finished look that honors the character of the home. From the deck up, everything was done right — and it shows.
